Following a major fire in the city centre to 21-31 Oldham St, which gutted the roof, the 3rd floor and caused major damage to the shop areas at ground floor level, and the night club in the basement. There was major water damage to the 1st and 2nd floor and the whole of the office and club accommodation was vacated and out of bounds until the building inspectors gave their permission to re-enter the building. We were appointed to do the major reconstruction of all the internal and external damaged works, which involved a new roof, complete restoration of the 3rd floor, the link staircase between the 1st and 3rd floors which was totally gutted, The 2nd floor water damage involved major drying out works, and major restoration works which involved all finishing trades and, the replacement of the smoke damaged lift. The main entrance areas to the 1st floor and 2nd floor was totally restored, and the 1st floor, where there was major damage from the fire which started in Paul's Hair World and travelled through the links staircase to the roof and caused major damage to the 1st floor, this was totally restored to its original condition. We carried out major stripping out works on the whole of the ground floor back to the bare brickwork. Works on the ground floor shop area involved large areas of concrete and steel repairs and replacement of floors as detailed by the Structural Engineer. The night club was totally gutted through water damage, and completely stripped back to brickwork and restored, it had a totally new interior when completed.
Reinstatement works commenced in late August 2013 and where completed within 12 months, the 1st and 3rd floors were returned to Ticketline in April 2014, the 2nd floor in June 2014, the Shops in July 2014, and Night Club in October 2014.
The Client was Amadeus Properties, Architect - Graham Macpherson, Quantity Surveyors and Project Manager - Peter Dallas of Godfrey Dallas Partnership, Structural Engineer - Duncan Mercer, Mechanical and Electrical Consultant of BSEC Design, Site Manager - Mike Hayhurst
